SITE INVESTIGATIONS
We help manage potential in-ground risks effectively and ensure your project meets all necessary legal requirements.

A well-designed Phase 2 intrusive ground investigation (also known as site investigation) is crucial for understanding the risks associated with a development site and its surroundings. This process helps to further define potential in-ground risks, allowing you to identify, quantify, and refine these risks. Additionally, it supports the refinement of your site’s Conceptual Site Model established during Phase 1, ensuring you meet legal requirements to work and build safely.

An effective Phase 2 ground investigation is often a condition of planning permission. Tellus Geoconsult LTD collaborates with agencies and local authorities to deliver the necessary data about your site to the proper standards. Our specialist geoenvironmental ground investigation subcontractors have been rigorously vetted through our robust H&S assessment process to become “Approved Contractors,” ensuring safe operations on your site.

Our Expertise

Tellus Geoconsult LTD has extensive experience designing and managing intrusive investigations for various projects, including small and large residential schemes, industrial, and commercial properties. Our expertise extends to clearing filling stations, underground fuel tanks, and enabling the re-use of MOD land and other high-risk industrial sites. We address risks from contaminants, ground gas, and other pollutants to ensure land safety.

We also support Local Authorities with their obligations under Part 2A of the Environmental Protection Act 1990, focusing on identifying existing risks to receptors, including human health, due to historic contamination.

Comprehensive Phase 2 Ground Investigation Services
A Phase 2 ground investigation typically gathers both environmental and geotechnical data (often referred to as a geoenvironmental investigation).

Our process involves:

  • Collaborating with local planning authorities to determine necessary information.
  • Applying technical and scientific expertise to deliver high-standard data aligned with British Standards, guidelines, and legislation.
  • Providing knowledge for planning, whether that means reassurance for proceeding with work or designing a remediation plan.
  • Managing and reducing risks, a key consideration for planning permission.

Our investigations adhere to BS 10175:2011+A2:2017 “Investigation of Potentially Contaminated Sites – Code of Practice,” BS 5930:2015 Code of Practice for Ground Investigations, BS EN ISO 14668-1, BS EN ISO 14668-2, BS EN ISO 14689-1:2003, and CLR11 Model Procedures for the Management of Land Contamination guidance.

Phase 2 Site Investigation Techniques
Tellus Geoconsult LTD offers a comprehensive range of services, including:
  • Boreholes (cable percussion, rotary, dynamic probing rig)
  • Probe drilling for coal measures (including obtaining Coal Authority permits)
  • Trial pits
  • Soil logging to British Standards and Eurocode standards
  • Soil sampling and chemical analysis
  • Groundwater monitoring, sampling, and chemistry
  • Ground gas monitoring
  • Vapour monitoring
  • Geotechnical appraisal
  • Rock logging
  • Risk assessment
  • Interpretative reporting

Our sampling analysis is conducted by fully accredited national labs (MCERTS and ISO 17025), and all testing follows our in-house Quality Assurance procedures for sample collection, packing, and delivery protocols to the testing laboratory.

The Phase 2 process culminates in a detailed report covering soil analysis, water, gas monitoring, and geotechnical data. This report updates the Conceptual Site Model from Phase 1 and refines potential pollutant linkages. It includes a generic quantitative risk assessment (GQRA) tailored to your site’s specific goals and challenges.

Additionally, we offer assistance with surveys for sites potentially impacted by radionuclides from activities such as luminising on MOD land.

Our interpretative reports, while technical, are accompanied by non-technical summaries to ensure that our findings are accessible and understandable to all clients.

Trust Tellus Geoconsult LTD for comprehensive and compliant Phase 2 ground investigation and risk assessment services, ensuring your site’s safety and compliance with regulatory standards.
